Some states have mandated the use of "statutory" lien waivers for use by contractors, materials suppliers and others when requesting payment for construction services. The waivers are generally designed so that an owner who makes payments in accordance with the terms of the waiver is released to the extent of the payment from having a lien recorded against his or her property.
